HEADLINE SPEAKER: MICHAEL TWITTY

AAREI is pleased to welcome Michael Twitty as the headline speaker for our Spring 2027 Conference. Michael will present an in-depth electrical inspection course providing six hours of continuing education credit. Michael brings more than 17 years of home inspection experience, having inspected over 3,000 homes. He is a journeyman electrician who completed a four-year electrical apprenticeship and spent nearly 30 years with Ford Motor Company, primarily working as an industrial electrician.


His extensive credentials include certifications as a residential and commercial electrical code inspector, residential building code inspector, and electrical inspector through the International Association of Electrical Inspectors. He has also served on ASHI’s national Technical Review Committee and helped co-author the electrical section of the National Home Inspector Examination study guide.


A respected educator and technical writer, Michael has presented at numerous ASHI InspectionWorld conferences and taught electrical courses for home inspector  associations throughout the country. His articles have appeared in several national trade publications, including the ASHI Reporter, EC&M, IAEI Magazine, and Working RE. Attendees can expect a practical, detailed electrical course built upon decades of hands-on experience in electrical work, code inspection, home inspection, and professional education.

Advanced Electrical Inspection Training — 6 CE Hours

This comprehensive four-module course gives home inspectors a practical understanding of residential electrical systems, beginning with basic electrical theory, terminology, circuit design, and essential safety practices. The training will provide an in-depth examination of electrical services, grounding and bonding, subpanels, conductor properties, and overcurrent protection. It will also compare inspection methods for new construction and older homes while addressing non-typical systems and commercial installations.
Modern electrical technologies—including LED lighting, photovoltaic systems, standby generators, and electric vehicle charging equipment—will be discussed. Attendees will review common electrical defects and learn effective reporting methods for clearly communicating their findings and recommendations. The course is designed to help inspectors better understand how and why electrical systems are constructed for safety and efficiency while strengthening their inspection and reporting skills.

Inspecting Electric Vehicle Charging Systems — 2 CE Hours

As electric vehicles become more common, home inspectors must understand the increased electrical demands and safety considerations associated with EV charging equipment. This two-hour course examines residential and commercial EV charging systems, including the different charger types, branch-circuit requirements, overcurrent protection, GFCI protection, maximum loads, and receptacle ratings. The instructor will also explain the home inspector’s responsibilities and limitations when evaluating these installations. Photos of various EV charging installations will be used to demonstrate common configurations and potential defects. Attendees will gain practical knowledge for inspecting and reporting on systems that may represent one of the largest electrical loads in a home.

AAREI is pleased to welcome Henry J. “Hank” Sander back as a presenter at our Spring 2027 Conference. Hank will conduct a four-hour continuing education course on inspecting manufactured homes. Since 2012, Hank has owned and operated Heartland Home Inspections, a multi-inspector company serving the Chicago area. He is also an experienced home inspection educator who provides pre-licensing, continuing education, classroom, and hands-on field training through Heartland Education & Training Academy, The ASHI School, AHIT, and several Illinois colleges.

Hank brings extensive construction knowledge, professional certifications, and hundreds of hours of industry education to his practical, engaging teaching style. Beyond the Frame: Identifying and Inspecting Manufactured, Modular, and Mobile Homes — 4 CE Hours

This comprehensive course will help home inspectors identify and understand the important differences among manufactured, modular, and mobile homes. Attendees will learn about the regulatory history, applicable codes and standards, engineering requirements, and construction methods associated with these housing types. The course examines certification labels, data plates, chassis systems, floors, walls, roofs, foundations, piers, leveling, tie-downs, anchoring, skirting, crawl spaces, and utility connections. Special attention will be given to wind and thermal performance, double-section homes, FEMA housing, and proper support systems. Using numerous real-world photographs, the instructor will demonstrate common defects and special inspection concerns involving moisture intrusion, plumbing, mechanical systems, structural components, fire hazards, and improper installations. Attendees will leave with greater confidence in recognizing these homes, evaluating their major components, identifying potential deficiencies, and clearly reporting their findings to clients.


Garage Door Systems: Inspection and Safety — 2 CE Hours

Garage doors are among the largest and heaviest moving components in a home and can present significant safety concerns when improperly installed, damaged, or poorly maintained. This two-hour course provides home inspectors with a practical overview of common residential garage-door systems and their major components. Topics include door panels, tracks, rollers, hinges, mounting hardware, torsion and extension springs, lifting cables, automatic openers, emergency releases, and electrical connections.
Attendees will learn inspection procedures for evaluating the door’s operation, alignment, balance, structural condition, and attachment. The course will also address important safety features, including photoelectric sensors, automatic-reversal systems, warning labels, spring containment cables, and safe wall-control placement.
Common defects and hazardous conditions will be reviewed through real-world examples. The course will also discuss inspector safety, appropriate testing procedures, inspection limitations, and effective methods for reporting deficiencies and recommending further evaluation or repair.
